Energy bill, 3 ways to reduce it

The bill is getting bigger and bigger:

+ 330% for the price of electricity increased from €50/MWh at the start of 2021 to €222/MWh in December 2021

+ 300% between January and October 2021 for the price of natural gas increased from €15/MWh to €60/MWh in October 2021.

And the trend will remain upward in the medium term. According to Ademe , the cost of gas will be doubled again by 2040 (120€/MWh)

So how to reduce it?

 

The cheapest energy is that which we do not consume

Controlling consumption in your building (lighting, heating, air conditioning) becomes imperative. For the planet, but also to reduce your bill.

Thanks to energy management, it is possible to optimize consumption item by item.

1st step: auditing your fleet

Carrying out an audit of your real estate portfolio allows you to obtain a snapshot of consumption at any given time. And to identify which buildings are the most energy-consuming. Thanks to Sobre Energie's Pareto calculation, our audit highlights the 20% of buildings which represent on average 80% of consumption. It is on these sites that priority action must be taken.

2nd step : energy management

The use of an energy management platform makes it possible to collect and analyze all consumption data for a building stock. And then to put in place action plans consisting of improving technical adjustments and small works. For example:

  • install a BMS, a centralized control to control the heating and air conditioning thermostat, providing a reduction for the night or the weekend when the building is empty. Very useful because in winter heating represents 50% of consumption in a tertiary building.
  • Replace a gas boiler with a heat pump that uses less energy and provides less carbon-intensive heating.

In total, according to the Sustainable Real Estate Observatory (OID), technical adjustments and small works allow consumption savings of up to 30%.

This also makes it possible to respond to regulations by beginning its trajectory of reducing consumption. Because now, the tertiary eco-energy system requires any tertiary building of more than 1000m2 to reduce its consumption by 40% by 2030, and by 60% by 2050.

3rd : act on behaviors

To go even further, raising awareness among building occupants is a powerful lever. Energy efficiency allows you to reduce your bill. For example, by raising awareness about correctly adjusting the heating set temperature. Ademe, the Energy Transition agency, recommends a set temperature of between 19°C and 21°C in an occupied office-type building. 1°C more temperature setpoint on heating induces additional consumption of 7%.

In total, according to the OID, involving occupants in low-energy uses means -15% consumption in a building.
