What is a GTB?
Technical building management (BMS) supervises, optimizes and controls all energy items in a building according to real needs: Lighting, ventilation, heating, refrigeration activity, etc.
Therefore, to follow up on the BACS Decree, the installation of a Technical Building Management solution will gradually become compulsory in the tertiary sector from 2025.
What is the difference between a traditional GTB and a GTB Light?
The difference between a Light GTB and a traditional GTB lies in their operating methods and their initial costs. Traditional BMS uses multiple controllers and cables for data transmission or power supply, while BMS Light works with radio protocols, eliminating the need for physical cabling. This wireless approach allows the GTB Light to comply with the BACS decree with significantly reduced initial investment levels. Well integrated into buildings smaller than 5000m2, this solution is particularly effective in buildings with a 100% electric energy mix . GTB Light optimizes the energy flexibility of your building and gives you access to GTB technology that pays off on average in 5 years.

Who does the BACS Decree apply to?
The BACS Decree requires the implementation of a BMS for new tertiary buildings from April 2024, and from 2025 for existing buildings. Inspections will be carried out every 2 years to ensure compliance with current regulations.
From 2025
Application of obligations to buildings equipped with a heating system or an air conditioning system, whether or not combined with a ventilation system including:
- The nominal power is greater than 290 kW
- The building permit is filed from July 21, 2021
From 2027
In Application of the obligations to buildings whose nominal useful power of the equipment is greater than 70 kW and for which the building permit is filed from April 8, 2024.

What funding?
The regulations distinguish BMS systems based on their energy performance. There are four classes of BMS systems:
Class A: regulation and BMS with high energy performance
Class B: regulation and advanced GTB
Class C: standard regulation and GTB, usually taken as a reference
Class D: regulation and BMS limited to basic functionalities such as on/off or manually controlled. There we will find buildings that have not been renovated, are equipped with old equipment or have been the subject of limited investments.
EEC
Energy Savings Certificates
Several aids and subsidies are available to cover the installation costs of your GTB, in particular Energy Savings Certificates (EEC), which can finance up to 100% of the investment in certain cases.
The CEE premium varies depending on the typology of the building, its surface area, its climatic zone and the lifespan of the system.

Note that the CEE bonus is increased until June 30, 2024, with an amount multiplied by 2 for a new GTB and by 1.5 for the upgrade of an existing one. Don't delay!
