Decarbonizing your real estate portfolio without CAPEX: SOFIAC and Sobre Energie's innovative solution to accelerate the energy transition of commercial buildings

SOFIAC and Sobre Energie are joining forces to accelerate the decarbonization of the tertiary sector, thanks to innovative and measurable financing solutions.
In a context where public and private actors must combine budgetary constraints, regulatory compliance and carbon neutrality objectives, SOFIAC and Sobre Energie announce a joint initiative to scale up the energy renovation of commercial buildings.
This unprecedented alliance combines SOFIAC's financial engineering and Sobre Energie's technical expertise, serving a common ambition: to remove the initial investment obstacle while guaranteeing ambitious decarbonization and the real energy performance of the projects.
A partnership to overcome the main obstacle to decarbonization: CAPEX investment
The model supported by SOFIAC is based on third-party financing within the framework of Energy Performance Contracts (EPCs).
Thanks to this mechanism, project owners no longer have to bear any initial CAPEX: OFIAC takes care of 100% of project costs, including studies, works and monitoring devices, with reimbursement based solely on actual energy savings measured by an independent third party over time (10 to 15 years).
Supported by the European Investment Bank’s ELENA program, SOFIAC has a financing capacity of 210 million euros for projects and 3 million euros in grants intended to reduce study and design costs for public and private beneficiaries.
This innovative approach makes it possible to transform energy expenditure into a lever for sustainable investment, while ensuring the environmental and economic profitability of projects.
From audit to action: the challenge of guaranteeing post-construction savings
For its part, Sobre Energie, a consulting and engineering firm specializing in energy performance, brings its recognized expertise in energy audits and project performance measurement.
With more than 300 energy audits carried out each year (OPQIBI certification of its auditors) and an advanced mastery of Dynamic Thermal Simulation (DTS), Sobre Energie ensures the reliability of the initial diagnosis and the relevance of energy performance actions.
In the post-construction phase, digital audits are integrated into its DATAMARC NEO platform to guarantee the measurement and verification (M&V) of actual savings, in accordance with international standards (IPMVP) . The goal: to objectively validate contractual results and enable the activation of performance-related financing.
